The war has raised the cost of a square meter of housing in Ukraine by 100%.

Over the three years of the war, the cost of housing construction in Ukraine has increased by an average of 90-115%, depending on the housing class, and it continues to grow. The reasons lie not only in the price of materials but also in the systemic shortage of personnel and the crisis in the supply of key materials.
- Only 40-50% of the pre-war construction workforce is currently employed. The labor shortage forces companies to raise salaries and attract contractors from other regions, and in some cases from abroad. This situation directly affects the cost of construction. Since the beginning of the year, the cost of construction in the Comfort+ segment has increased by 17%, reaching $850-1,000 per square meter.
- Construction materials: prices for concrete increased by (+50%), drywall (+35-45%), plaster (+30-40%), and tiles (+50-60%). There is a shortage of glass, metal profiles, and glazing systems on the market, which impacts business-class projects.
- Prices for facades in Comfort and Business class projects have risen by 25-40% annually.
According to analysts, prices for basic building materials have increased on average by 40-60% from the onset of the war to May 2025. Simultaneously, the share of imported building materials has nearly doubled, from 12-14% in 2021 to 25% in 2024.
