Despite the ongoing war, in Kyiv and western Ukraine demand for commercial real estate is rising.


Yaroslav Burykh, a member of the Association of Real Estate Specialists of Ukraine, stated that, despite the full-scale conflict, demand for commercial real estate in Ukraine is increasing, with the highest rates of investment in such construction being seen in the relatively safer western regions of the country. There is also strong demand in the capital. Although the pace has slowed, the industry is gradually recovering.
According to Burykh, the rental of retail space has already returned to pre-war levels. The rental cost varies depending on demand and location, ranging from $10 to $50 per square meter.
Furthermore, the State Statistics Service reports that the total area of non-residential buildings put into operation in Ukraine in the first quarter of 2025 reached 617,916 square meters. The largest share comprises industrial and warehouse buildings – 271,302 square meters, while other non-residential buildings account for 180,460 square meters, and wholesale and retail buildings make up 111,008 square meters. Office buildings represent 26,467 square meters, and hotel and similar buildings cover 8,549 square meters.
