What is driving Ukraine’s housing market?

The Confederation of Builders of Ukraine reported that thanks to eOselya, the state preferential mortgage program, housing sales in the country have increased. According to developers, during the last half of 2024 the share of sales utilizing the eOselya program was 25-30% of the total number of applications.

Developers emphasize the importance of prioritizing financing for housing that is under construction, which helps to stimulate the economy by creating new jobs and launching new projects, and will also motivate developers to continue construction even in times of crisis.

Through the eOselya program building materials production in the first half of 2024 increased by 37.1%, which is associated with an increase in demand for new housing among Ukrainians. High demand for materials such as cement, brick, metal structures, and insulation has contributee to a rise in domestic production volumes. This reduces dependence on imports while supporting local economies. Along with residential complexes, related infrastructure facilities are built alongside – schools, kindergartens, and roads, which all require large volumes of construction materials.
