Trends in the Ukrainian residential real estate market in 2024.
The total area of residential buildings for which construction permits were issued (new construction) decreased by 6.6% in the first nine months of the year compared to the same period in 2023, to 2.962 million square meters. The total area of new construction of apartment buildings decreased by 8.3% to 2.8 million square meters.
The number of apartments declared at the start of construction decreased by 12.2% and amounted to 30,900. The largest number of new housing units was declared in the Lviv region: 499,000 square meters (7,000 apartments). In Kyiv, the total new housing construction area was 330,300 square meters (2,900 apartments).
As for the secondary market, demand for housing was recorded at 75% of the pre-war 2021 level. Prices increased in most regions, especially in the western and central regions. The highest growth was observed in Rivne, Lutsk, Zhytomyr, and Ivano-Frankivsk. The median cost of one-room apartments in these cities increased by 17-29%.
