The pace of housing construction in Kyiv continues to lag behind pre-war levels, while the suburban market is more active.

Between 2011 and 2023, over 9.39 million square meters of housing were put into operation annually in Ukraine, according to UTG analysts. Each year, approximately 13.7% (1.35 million square meters) were completed in the capital, and 17.3% (1.63 million) were in the Kyiv region.

In 2023, construction volumes in the capital decreased to 76.25% of their previous average annual value. The Kyiv region demonstrated significantly better results; in the first three quarters of last year, the volume of housing built exceeded 1.395 million square meters, surpassing the 2023’s indicators and reaching pre-war average annual levels.

The urbanization of the suburbs surrounding the capital and the active development of local infrastructure enhance the quality of life in these areas, which drives increased development activity. Consequently, in Bucha, Irpen, Vyshgorod, and Brovary, as well as other satellite cities of the capital, apartment sales are much better than in Kyiv. Prices in the suburbs have already surpassed those before the full-scale invasion, while apartment prices in the capital have yet to return to 2021’s levels. Last year, the Kyiv region represented 34% of all apartments sold in the country, compared to 24% in 2023.
