Since Ukraine’s agricultural land market was opened four years ago the cost per hectare in hryvnia has increased by 60%.


During this period, Ukrainians have invested over ₴30B ($750M) in the purchase of agricultural land. Currently, the average price is ₴60,700 ($1,451) per hectare, which is 60% higher than at the market’s opening. In August 2021, a hectare cost an average of ₴41,300 ($1,546 at the August 2021 exchange rate). In dollar terms, land prices have slightly decreased overall. Before Russia’s full-scale invasion in February 2022, the price was ₴34,000 per hectare, which was then equivalent to $1,164 at that exchange rate. Since the market opened in July 2021, Ukraine has seen 339,644 land transactions, totaling over 636,000 hectares sold. The most expensive land is in the Ivano-Frankivsk region, averaging ₴126,600 ($3,000) per hectare followed by Lviv with ₴118,300 ($2,800), Kyiv with ₴89,400 ($2,100), and Ternopil with ₴86,900 per hectare. The lowest prices are in the frontline regions: Zaporizhzhia (₴38,300), Kherson (₴39,100), Chernihiv (₴41,100), Mykolaiv (₴41,600), and Odesa (₴41,800). In 2025, the most active land buyers are in Poltava (5,400 transactions), Vinnytsia (5,400), and Kyiv (4,700).
