Renting warehouse storage will become more expensive in 2025.

With limited construction and high demand for warehouse space, Ukraine has experienced a rise in rental rates for the second consecutive year. Last year, rates for the most sought-after Class A facilities in the Kyiv region increased by 10-20%, with an average rate of $4.9; in some cases, rental costs reached $6 per square meter (excluding service charges and VAT). In the western regions, rental rates for Class A facilities are also fluctuating between $6 and $6.5, indicating a significant increase in rental costs.

Experts believe the reason for the rise in rental prices is the shortage of warehouse complexes across various market segments. According to forecasts, rental rates for warehouse facilities will remain stable, with a moderate price increase expected. Rental costs will rise for higher-quality Class A facilities and refrigerated warehouses, which are in acute shortage due to the destruction of a substantial number of logistics complexes in 2022 (approximately 21%).

By 2025, more than 600 warehouse complexes will be operational in Ukraine, but the majority will be older premises, which account for 53% even in the most developed market, Kyiv.
