Prices for agricultural land in different regions of Ukraine vary by more than 900%.

At the end of April, the average cost of a hectare of land in Ukraine was ₴86,655 ($2,090), which is over ₴32,000 ($772) higher than a month earlier (+59%). This marks the highest figure since the beginning of the year, according to Opendatabot. Prices also exhibit regional disparities. The average cost of a hectare across various regions ranges from ₴34,562 ($834) to ₴358,305 ($8,642), meaning the difference exceeds 900%.

As analysts explain, the regional price map reflects the level of security, investment attractiveness, and local agricultural activity. Currently, the highest average price is in the Dnipropetrovsk region – ₴358,305 per hectare. This region has maintained its leadership for the second consecutive year due to high agricultural intensity, fertile lands, a significant number of buyers from industrial and agricultural holdings, as well as logistical advantages. In second place is the Ivano-Frankivsk region – ₴172,336 per hectare. This is followed by the Ternopil region (₴162,417), Lviv region (₴104,046), and Donetsk region (₴101,047).

In the western regions, the high price is partly attributed to the smaller size of shares and relative security. The cheapest land can be purchased in the Mykolaiv region – ₴34,562 per hectare. The low cost is due to military risk, threats from the sea coast, and minimized market activity.
