Most housing units built during the war are in the west, but the highest sales were in the center and south of Ukraine.


According to the National Bank, the largest number of housing purchase and sale agreements on the secondary market for 10 months of last year was concluded in the Dnipropetrovsk region – 12% of the total volume, and Kyiv is in second place with 10% of transactions. The list continues with 9% each in the Odesa and Kyiv regions, 8% in the Lviv region, and 5% in the Poltava and Cherkasy regions.
The transaction shares concluded in the other areas range from 1% to 4%. One such area, the Transcarpathian region, has tripled the pace of construction during the war years but accounts for only 2% of total real estate transaction agreements. The same is true for the front-line Kharkiv or Sumy regions. The situation is slightly better in the Ivano-Frankivsk region, with 4% of all housing transactions.
Analysts note that last year there was a certain revival in the housing market compared to the two previous years of war. In 11 months, notaries certified 14% more transactions than in the same period in 2023. Purchase and sale agreements reached 187,200 (70% of the same period in 2021).
