Lviv has become the leader in housing prices, not only in new buildings but also in the suburban real estate sector.

The average cost per square meter of single-family dwellings has still not reached pre-war levels, but prices are actively growing in the western regions of Ukraine. In Kyiv and the region as of April 2024, a square meter costs $950 on average, while in Lviv the going rate is $1,000. A year ago, a square meter in the capital cost $910, ahead of Lviv prices.

Also, the suburban housing sector has become more active in Ukraine. Construction has started on more than 300 housing projects during the war, and 57 of them have already completely sold out. Currently, there are 701 developments with properties for sale, which is more than before February 24, 2022, when 681 projects had homes listed for sale.

Ukraine’s supply of such housing has recovered to 75% of pre-war levels. At the same time, the market is recovering more slowly in the Kyiv region – 75% of all complexes are for sale, while this number is at 90% in the Lviv region.
