Last year, warehouse operators in Kyiv began to refocus on large-scale transactions.

This year, warehouse space in Kyiv will increase by a record amount, which will help increase vacancy in the tight logistics market. Last year, the total supply of warehouse area in the capital grew by 109,000 square meters (+23% by 2023) and reached 1.39 million square meters, according to the commercial real estate agency CBRE Ukraine. The key trend in the market last year was the consolidation of transactions.

“While transactions up to 5,000 square meters dominated from 2019 to 2022, in 2024, transactions for areas over 10,000 square meters made up 38% of the total volume. The decrease in medium-sized transactions suggests that the market is likely to concentrate on two extremes: large operators and local demands,” analysts believe.

In 2025, nearly 210,000 square meters of new space is planned to launch, along with about 61,000 square meters of reconstructed warehouses. However, the market still struggles with a facility shortage in the cold storage segment, leading to rising rental rates for such warehouses.
