Land prices for individuals have increased by 10% since the commercial land market opened.
In a new analytical review of the land market by the KSE, it is reported that after the opening of Ukraine’s agricultural land market for companies, prices for transactions involving individuals have increased by 9-10%. At the same time, the researchers emphasize that this is a correlation, not a cause-and-effect relationship.
Analysts note that legal entities, on average, pay 47% more for agricultural land than individuals. However, if we consider only the transactions between individuals in which the price exceeds the regulatory monetary estimate by at least 2%, this difference drops to 17%.
It is also reported that the third quarter of 2024 became a record for the number and area of agreements for the purchase and sale of agricultural land since the beginning of the war. This year, the land market’s capitalization has increased by ₴332B ($3.9B). In the third quarter, the weighted average value of a hectare of agricultural land also increased significantly to ₴45,400 ($1,095) for all land sold (+4% compared to the second quarter).
