In one of Ukraine’s regions, land prices have risen to record levels during the war.

Land prices have always depended not only on its quality but also on the plot’s geographical location. Before the war, the most expensive land in Ukraine was in the central region. However, with the start of the full-scale invasion, the price ratio changed dramatically. Currently, the average price per hectare in Kyiv Oblast is ₴78,500 ($1,906), in Poltava Oblast – ₴61,200 ($1,486), and in Lviv Oblast – ₴67,600 ($1,641). But the most expensive land now is in the Carpathian region. The Ivano-Frankivsk region’s average price per hectare is ₴134,200 ($3,258).

The beginning of the war saw activity in the land market decline sharply. In February 2022, 10,000 hectares of land were sold on average per week in Ukraine, and now the weekly land sale volume is only 2,500 hectares, i.e. 75% less.

As of the end of September, 289,000 hectares of land have been sold in Ukraine. This is less than 1% of the country’s total agricultural land area.
