In 2025, 250,000 square meters of new warehouse space will be launched in Kyiv.


The volume of new supply planned for the capital’s warehouse real estate market in 2025 is 250,000 square meters. Last year, the volume of new supply increased by 79,000 square meters. Of the total volume of planned logistics space, 87% falls on the speculative market and 13% for existing needs of owners.
“The use of warehouses for own needs will further contribute to the recovery of the market. Some of these objects will represent profitable opportunities for sale and leaseback during the active phase of post-war recovery,” CBRE Ukraine experts believe.
Currently, the volume of concluded agreements for facilities still under construction significantly exceeds historical market indicators – 55% against the traditional 10-20%. The market’s vacancy rate is 3.1%, but stable demand from tenants and a significant volume of pre-completion lease agreements continue to exert pressure. Experts add that the warehouse market will continue to be affected by high electricity costs, currency fluctuations, and labor shortages.
