Prices for warehouse real estate in the capital are nearly 100% higher than in the rest of Ukraine.


According to analysts, in June 2025, Kyiv had the highest average price for warehouse sales offers, around $612 per square meter. This is almost 100% higher than the figures for most other regions of Ukraine. Analysts attribute this gap to the concentration of business activity in Kyiv and the shortage of quality facilities in the city.
In comparison, the average price in the Kyiv region, which ranks second, is $359 per square meter. Geographic location significantly influences the cost of warehouse real estate. The regional price gap is substantial – from approximately $600 in the capital to less than $100 near the combat zone. The most expensive regions are located in the west and center of the country, which, despite shelling, maintain their “quiet harbor” status amid military operations in the east and south.
High average prices, in addition to Kyiv and the surrounding region, are seen in regions like Vinnytsia ($260 per square meter), Lviv ($248), and Ivano-Frankivsk ($248). Warehouses in Kyiv and nearby areas, after a slight winter decline, increased in price again in spring and summer. The east and south also show a slight rise in some areas, with Kharkiv up about 10% and Mykolaiv increasing approximately 70% from a very low base.
