Ukrainian warehouse real estate market trends at the end of the third year of war:

The commissioning of new facilities and high development activity – 200,000 square meters of warehouses are being built, and the low vacancy rate indicates the competitiveness and prospects of the warehouse real estate market, notes RE developer Alterra Group.

As for prices, the average market rate is $5.4 per square meter, where for class A warehouses, it is $6, and for class B warehouses, it is $4 per square meter per month.

It is also reported that three facilities were commissioned last year. In April 2024, Novus Ukraine opened a distribution center with an area of ​​​​40,000 square meters. Alfa Development Group opened two office and logistics complexes. In May, a warehouse in Dudarkiv with an area of ​​18,000 square meters, and in October and a warehouse in Chayki with ​​54,500 square meters were also put into operation.

According to experts, after optimization in 2022-2023, businesses began to develop and rent more warehouse space. This has led to the absorption of most of the area being put into operation and a decrease in vacancy to 2.25%.
