Ukrainians bought 7,700 apartments in Poland last year, although Polish real estate is 200% more expensive than in Ukraine.

According to the Polish Central Bank, last year Ukrainians bought real estate in Poland with a total area of ​​almost 380,000 square meters. This is despite the fact that in Poland, due to a real estate shortage, the growth of housing prices is Europe’s highest, and mortgages are the most expensive.

For example, prices in Warsaw have increased by 100% since 2018, and currently the average cost per square meter is almost $4,000. In Ukraine, the highest prices are in Kyiv – with an average price of $1,500 per square meter. A one-room apartment in the Ukrainian capital can be bought for $60,000, with the same property in Warsaw costing almost $200,000.

But high prices have not stopped Ukrainians: Out of 14,346 flats bought by foreigners in Poland last year, more than 7,700 belong to Ukrainians. Another incentive was the Safe Credit 2% program for foreigners with preferential conditions. In 2022, the first year of the war, Ukrainians bought 6,200 apartments in Poland – 40% more than in 2021.
