Analysts predict the creation of a record amount of Ukrainian warehouse space within two years.

Ukraine anticipates a logistics investment project worth more than $500M.

Kyiv commissioned 23,400 sq m of warehouse capacity this year, and another 205,000 sq m will be added.

The warehouse market is experiencing difficult times due to a shortage of facilities. However, the problem could be solved by new projects announced in the next two years, particularly in the Kyiv region.

During 2024-2025, several new logistics complexes with an area of about 161,000 square meters may be put into operation in the warehouse real estate market, which would be a ten-year high, reported CBRE Ukraine.

However, the possibility of delays and postponements of market entry dates are not excluded. However, RLC, one of the largest developers in the sector, plans to complete the reconstruction of its destroyed warehouse by the end of the year.

Due to shelling, the warehouse market lost 500,000 square meters of area. Of the 30 damaged objects throughout Ukraine, only 12 (with a total area of 150,000 square meters) could be rebuilt and put back on the market. At the same time, 17 objects (350,000 square meters) were totally destroyed.

With no new supply and a loss of 25% in 2022, tenants are snapping up space considered illiquid before the invasion.
