As stated by UTG Director Yevgenia Loktionova during RAU Expo 2025, the current attendance level at regional shopping malls is 315 people per 1,000 square feet, while district shopping malls have an average of 552 people. Regional shopping malls cover an area of over 50,000 square feet, while district shopping malls are typically smaller, ranging from 20,000 to 30,000 square feet.

In the fourth year of the war, the average vacancy rate of shopping malls in the Kyiv market is 13%. Compared to the beginning of the war in February-May 2022 (17-21%), this is a better indicator, but regional centers are also the biggest losers with a 16% vacancy rate. In contrast, the suburbs format has a much better result, with an average of 6% of unoccupied space.

She added that important factors for the stability of district shopping centers include not only high accessibility but also optimal adaptation of the format to the realities of the war. The primary focus is not on the store or brand assortment but on the broadest possible range of services and goods.

Over the past year and a half, rental rates have returned to pre-war levels. The food segment, electronics, and pharmacy products generate the highest revenue.
