The Urban-X consulting firm highlighted several key features of the retail real estate market in Transcarpathia in 2025. The regional market is changing, and these changes should be considered even before construction or redevelopment begins.

The first trend is a shortage of quality space. Uzhhorod today demonstrates a classic imbalance of supply and demand, where demand is twice as high as the available space.

The second feature is that a location with potential is not always in the center. Shopping centers in areas with new residential complexes, near key transport hubs, or educational clusters demonstrate higher traffic and conversion rates than objects in city centers.

Thirdly, rental models are becoming more flexible. Businesses are no longer prepared to accept strict conditions.

The fourth trend is the technological and energy-efficiency component. Solar canopies, automated control systems, navigation, and energy facades are not about image but about the economy of operation. Brands are already paying attention to all these during preliminary negotiations.

The latest trend is that fashion, entertainment spaces, and local food concepts are becoming the basis of the tenant mix.
