The return of Spanish retailer Inditex to Ukraine could raise rental rates in shopping malls by 15%.

In September, prices for goods and services in Ukraine rose faster than the National Bank's forecast.

UTG Director Evgenia Loktionova, at the “How do shopping centers change during the war?” conference, said that the return of brands from the Spanish group Inditex to Ukraine – Zara, Bershka, Stradivarius, and others, will lead to an increase in shopping center rental rates by 10-15%.

In January 2024, fixed rental rates in Ukrainian shopping centers were up to $18 per square meter per month for clothing stores with an area of 600-1,500 square meters. Rates for fashion stores with an area of 100-200 square meters – up to $30 per square meter per month. These are tenant payments without considering turnover percentage, VAT, and operating payments.

On April 11, Zara, Massimo Dutti, Oysho, and Pull&Bear brand stores resumed operations in the Forum Lviv shopping center, and Zara and Pull&Bear in the King Cross Leopolis shopping center. In Kyiv, the Inditex group stores – ZARA, Pull&Bear, and Bershka, resumed work on April 3.
