Kyiv will have a large-scale shortage of apartments in new buildings.

According to developers, there is no shortage of new housing in Ukraine yet, but the prerequisites for its appearance are being formed, especially in Kyiv, where almost no new projects have appeared since the beginning of the full-scale invasion. Compared to 2022, the volume of new housing deliveries in Kyiv increased by 11.6%, but it is leveled by a low comparative base. After all, in the first year of the war, many new projects were frozen, and the pace of putting new housing into operation fell sharply.

Market experts say the housing shortage in new buildings is not critical yet, but prices are already increasing. There is a situational shortage of small one-room and two-room apartments that are ready for occupancy. The lack of apartments among developers who work under the state programs eOselya and eVidnovlennya is especially acute since banks are less willing to lend money to purchase apartments on the secondary market because preference is given to buildings constructed within the last three years.
