Agricultural land purchases and sale prices in May increased significantly compared to April and are currently the highest in the history of Ukraine’s land market: the weighted average price per hectare in May was ₴45,000 ($1,114), which is 8.2% higher than in April. It is also 5.6% higher than in March this year, according to a KSE study. The highest recorded price was for land designated “for commercial agricultural production”, reaching ₴46,200 ($1,143).
As analysts clarified, the specified prices are based on official prices registered in the Register of Property Rights at the time of sale. Market prices for land can be much higher. However, according to experts, the increase in the value of agricultural land in May is unlikely to be a long-term trend.
At the same time, it is noted that opening the land market for legal entities in January 2024 entailed structural changes in market conditions and, as a result, increased agricultural land value.
