Housing is becoming more expensive, and supply is decreasing: real estate market trends in 2025.

On average, in Ukraine the median selling price for an apartment has increased by 16% annually and is ₴2.3M ($55,200), according to a study. Meanwhile, the number of active ads home sales has dropped by 12% per year and now exceeds 254,000. Conversely, the number of housing reviews has risen by 37% to over 887,000. The median selling price of a house is ₴2.7M ($64,800), which is 25% higher than last year.

Despite these price trends, another study indicates that in 2025 Ukrainians’ average budget for purchasing real estate has decreased. Currently, the largest group plans to spend between $30,000 and $50,000 on a property. Over the past year, the number of people intending to buy homes for more than $50,000 has declined.

At the same time, 62% of Ukrainians plan or are considering buying real estate in the next five years, with 21% definitely having such plans. Meanwhile, 32% do not plan to buy.
