Despite the war, the real estate market is recovering, growing by 70%.

In 2023, Ukrainians bought 404,000 real estate properties, which is 70% more than a year earlier. However, this is still significantly less than before the full-scale war (631,000).

Until 2021, when the government opened the land market, there were significantly more deals for purchasing housing than land, but this year, the number of deals almost equalized. Since the beginning of the war, people began to invest more money in land. Currently, Ukrainians buy land more often than housing.

Last year, land plots were purchased 30% more than apartments and houses. The number of newly purchased homes exceeded 172,000, which is still significantly less than before the start of the war, when this number was 325,000.

However, compared to the first year of the war, when Ukrainians bought 100,000 houses and apartments, the real estate market displayed signs of a revival. Last year, Ukrainians bought 10,775 apartments and houses with mortgages, and 1,127 mortgages were concluded for land purchase. Thus, out of every nine housing transactions, only one is for a land plot.
